A Pathway to Homeownership

ReBUILD’s Path to Own program is a free resource designed to help aspiring homebuyers achieve their goals of homeownership while building generational wealth in growing communities.

Homeownership Is Possible

Many Baltimore families are closer than they realize to being able to buy their first home. Path to Own offers aspiring homebuyers individualized support in obtaining the training, resources, financing, and incentives they need to achieve sustainable homeownership. Throughout the process, we help individuals build faith that homeownership is within their reach.

By completing the pathway to homeownership, you can achieve the following benefits:

  • Becoming homebuyer-ready helps you build financial knowledge and confidence. When you own your home, you can alter it how you like. Your mortgage payments will be predictable from year to year. You can plant roots and ensure you have stable housing in the community you choose. As your home gains value, your wealth and financial security will grow.

By accessing tailored mortgage products and Baltimore’s variety of down payment assistance programs, many homebuyers can realize all of these benefits without experiencing an increase in their monthly housing costs.

Supporting Those who Face the Greatest Barriers

ReBUILD recognizes that generations of African American Baltimoreans have faced especially great systemic barriers and discriminatory practices that have prevented them from having equal access to homeownership. With a focus on ReBUILD Metro residents and other residents in the East Baltimore neighborhoods we serve, we designed Path to Own to foster a more equitable Baltimore where all people and families are able to build wealth as their neighborhoods grow.

How Path to Own Works

Path to Own begins by helping participants to assess their financial situations and to determine what they need to do to become ready to purchase a home. If homeownership is within reach, Path to Own works to break down barriers by offering the following resources and guidance:

  • Homebuyer Workshops: We provide introductory workshops to help homebuyers gain a basic understanding of what the process involves and how it works.
  • Homebuying Counseling: We support participants in connecting with HUD-certified counseling programs, helping them access the knowledge and guidance they need to overcome their uncertainties and to prepare for successful homeownership.
  • Lending and Financial Resources: We connect participants with mortgage programs that offer advantageous first-time homebuyer incentives, and we help them access an array of down payment assistance programs that can bring their down payment costs close to zero.
  • One-on-One Support: We check in regularly with participants to assess their progress and help them work towards their next step in accessing an affordable mortgage, identifying a home, and overcoming any other obstacles they may be facing.

Yesterday, the Wall Street Journal featured ReBUIL Yesterday, the Wall Street Journal featured ReBUILD’s community-driven redevelopment model in Johnston Square as the example of how Baltimore is now successfully using a “whole blocks” approach to eliminate its blight and vacancy.

The article includes an explanation of the whole blocks model, how we have used it to transform Johnston Square, and a quote and photo of one of ReBUILD’s most recent Johnston Square homebuyers.

The story also includes a map image titled “A Revival of East Baltimore.” This is a map of all completed and in-progress redevelopments that ReBUILD has led or partnered on across our East Baltimore redevelopment area: over 600 new homes and over ten acres of new parks, gardens, and playgrounds, which has already reduced vacancy by over 80% across a 50-square-block area of the city.

While we have much more work ahead, we are so encouraged that our country’s most prominent publication on business and finance is recognizing our 20 years of progress as a sign that a brighter future is possible in Baltimore. As our friend and partner Regina Hammond states at the article’s conclusion: “There was nothing but rows and rows of boarded-up houses. Now it’s a whole different story.”
